What the lead tells you about the property
Whatever the owner said about condition, which is useful and is not an inspection. Owners understate work needed, sometimes substantially, and usually not deliberately.
Treat everything about condition as a starting hypothesis and underwrite it yourself. That is true of any lead source and we would rather say so than imply otherwise.
Why off-market matters for renovation buyers
A listed distressed property is priced by competition among people who all want the same margin. An off-market conversation is priced by what the owner needs, which is a different and often better problem.
It also gives you time — to walk it, to price the work, to structure something other than a straight cash offer if that fits the situation better.
The limitation to plan around
You cannot specify a renovation profile and receive matching leads on demand. What exists is what owners have said, and the fit is something you assess per lead rather than filter for up front.

They are sourced as off-market conversations. If you find one that has since been listed, report it and we replace the lead.
