Agent leads and investor leads are different products
The same house, the same owner, and two completely different conversations depending on whether you intend to list it or buy it.
What the seller is actually looking for
An owner heading for a listing wants the highest number the market will pay and is prepared to wait, tidy, and let strangers walk through the house.
An owner heading for a cash sale is trading some of that number for speed and certainty, usually because something about the situation makes waiting expensive.
Those are different people, sometimes in the same house, and an approach built for one lands badly on the other.
Why buying the wrong type is expensive
An investor calling a seller who wants full market value spends the call being told no, and often leaves the owner more sceptical of the next call.
An agent calling an owner who wants out in two weeks is offering a process that does not fit the problem, and will lose the listing to someone offering certainty.
Buying both, deliberately
Some operations genuinely want both — an agent with an investor partner, or an investor with a licence. That works, as long as you decide which side each lead belongs to before you dial rather than improvising on the call.
If you are only one of the two, filter for it. A cheaper lead of the wrong type is not a bargain.
Questions people ask
Can one lead be worth calling as both?
Occasionally, and it is worth listening for. An owner who wants speed but is disappointed by a cash number sometimes ends up listing, and vice versa — but let the seller lead you there rather than pitching both at once.
Do agent leads cost more than investor leads?
Price tracks how ready the seller is rather than which side the lead is for, so the two overlap heavily.
I am an agent who also buys. Which should I choose?
Pick the one your week is actually set up to service. Whichever you have a real process for will outperform the one you handle opportunistically.
