A likelihood score and a stated intention are different kinds of object, and it is worth being precise about which one you are buying.
What predictive analytics does
It models the probability that a given household will list within some window, using signals like tenure, equity, life-stage indicators and neighbourhood turnover, and hands you a ranked list to market to.
For farming a geography this is a genuinely useful ordering. It tells you where to spend a finite marketing budget first, which is a real question with a real answer.
What it produces is a ranked list of strangers. Nobody on it has expressed anything.
What a lead is instead
A lead here is a person who has already said something about his/her property and situation. The uncertainty that remains is about price and timing, not about whether the conversation exists at all.
That is why a lead costs meaningfully more than a scored record and why it is sold once, to one buyer.
It is also why you can read what the seller said before deciding — a probability cannot be read, only trusted.
Where each belongs
Predictive scoring is a targeting tool for a marketing programme you are already running. If you send mail or run a farm, it makes that spend smarter.
It is not a substitute for conversations, and treating a high score as a warm lead is the most common way people are disappointed by this category.
If you have no marketing programme to aim, the score has nothing to improve.
